Industrial Units Proposed for Vacant Land on a Hartlepool Industrial Estate....

Plans have gone in for the proposed construction of new industrial units on currently vacant land in the towns Park View Industrial Estate.

Proposals aimed at breathing new life into a vacant stretch of land in Hartlepool are set to be mulled by council planning chiefs.


The application, submitted by SJD Architects Ltd on behalf of 2 Mak Ltd, is now said to be under review by Hartlepool Borough Council & could be granted approval in just weeks, all bar any major objections to the plans being received.


If approved, its claimed the project would see the construction of 16 light industrial units built under the B2 and B8 use classes, which cover general industrial and storage/distribution purposes. The development would also include an array of modern features, such as 33 car parking spaces, electric vehicle (EV) charging stations, 16 cycle storage bays, and attractive landscaping to enhance the surrounding area.


A Proposal Backed by Planning Policy, The Applicants State...


According to the submitted planning statement supporting the development, the plans reportedly align with Hartlepool Borough Councils planning framework, which encourages projects that complement the area’s existing land use to support economic growth. The plans are said to also compliment the local council’s commitment to fostering a "strong, responsive, and competitive local economy" whilst also promoting healthy, vibrant communities.


The industrial units are designed with practicality in mind. Each unit will feature a standard industrial aesthetic with slightly pitched roofs, roller shutter doors, and separate access doors. The units will be grouped in clusters of two or three, with a larger unit strategically positioned at the site’s southern boundary to enhance functionality and site layout.


Pre-Application Discussions in Place


Whilst its claimed no previous planning history for the site exists, the developers have been proactive in seeking pre-application advice with the local council under reference I/2024/0042 in February last year. Ongoing discussions with planning officials have led to the proposals being refined, ensuring they meet both the councils policy guidelines and the needs of the local community.

The applicants believe the proposed development could play a key role in boosting Hartlepool’s local economy by providing valuable industrial spaces for local businesses. The combination of modern facilities and sustainable infrastructure—such as EV charging points and cycle storage—reflects a forward-thinking approach to commercial development, with Hartlepool Borough Council’s planning officers expected to make a decision on the proposals by late February 2025.


If approved, this project could mark a significant step forward in utilising unused land to support local economic growth and community well-being.
